Summary
The objective of this research, titled “Flexible Wall Systems,” is to identify, evaluate and recommend products and processes that enable Studio Prime to offer flexible office space throughout their global portfolio of upcoming co-working locations.
Findings
By committing to pre-designed, limited “kit-of-demountable-partitions” at significant scale, Studio can:
Reduce material costs by almost half of its current expenditure
Eliminate current lead times (6-8 weeks) by storing and delivering limited stock-keeping units (SKUs) through third-party logistics organizations.
Increase tenant flexibility through “demountable interior partitions,” enabling office modules to expand on-demand.
Increase the complexity of logistics by requiring people and resources to pre-order, store, transport, and maintain demountable panels.
Increase the complexity of leasing assignments by requiring a space planning and management system to predict and optimize tenant movement throughout occupied and vacant office modules.
Increase product management team to enforce strict design & sizing standards across multiple locations to realize benefits and savings — at scale.
